Tenant Fees & Charges

Prior to Tenancy

• Holding Deposit:  Equivalent to 1 weeks rent
• Deposit: Equivalent to 5 weeks rent for rent under £50,000 or 6 weeks for rents £50,000 and above
• 1st months rent:  1st month’s rent (less holding deposit previously paid)

 During Tenancy: (if applicable)

• Changes to tenancy agreement (ie request for pets, change of occupier etc):  £60 inc vat
• Replacement for lost keys/security device:  Reasonable cost of replacement
• Early release from tenancy:  If agreed by landlord, remainder of rent until end of tenancy or new tenant moved in plus re-letting costs (£600 inc VAT)
• Arrears:  3% above Bank of England base rate interest for arrears over 14 days
• Utility payments:  Where written in tenancy agreement for utilities, TV licence, council tax, communication service etc.
• Pets:  Pets may be considered on a tenancy at an increased rent, detailed on advertising.

Landlord Fees

Onboarding (New Landlords):

• AML and Proof of Ownership Checks: £30

Tenant Find:

• We provide a detailed property appraisal & valuation, including accurate description & photographs
• We market the property using local newspapers, Sure Lettings office windows, all popular property websites & portals, major local employer Intranet sites and weekly active tenant enquiry emails
• We conduct accompanied viewings and provide regular Landlord feedback
• We carry out detailed referencing, identity & credit checks and arrange the Tenancy Agreements
• The Landlord is responsible for property issues, rent collection and inventory / final inspection
• Arranging and conducting the move in for your new tenants
• Producing all required legal paperwork for move in
• Transfer of all utilities

Our fee for this is one months rent – (Minimum fee of £900)

Fully Managed:

• As Tenant Find, but including management of all property maintenance issues.
• Periodic property inspections with detailed report
• Initial inventory & final inspection all included
• Tenant has access to our dedicated Property Management Centre, who co-ordinate all property & maintenance issues on behalf of the Landlord
• Landlords can opt to make their own repairs or use our approved contractors at competitive rates
• Arranging and conducting the move in for your new tenants
• Producing all required legal paperwork for move in
• Transfer of all utilities
• Deposit registration within a recognised government scheme

Monthly Management Fee is 15% of rent per calendar month (minimuim Tenancy Setup Fee is £663.00)

• Marketing Fee: £150.00
• Prepare and Serve the Written Statement of Information: £150.00 (from the 1st May 2026)
• Prepare Assured Periodic Tenancy Agreement: £150.00 (from the 1st May 2026)
• Deposit registration £48.00
• Right to Rent/PEP/Sanctions Checks (per person): £15
• Guarantor Referencing Fee: £36.00 (per person)
• Permitted Occupier: £36.00 (per person)
• Landlord Pre-Tenancy Withdrawal (post referencing): £300.00

Inventory Fees:

• Studio: £120.00 (unfurnished) | £140.00 (furnished)
• 1 Bed: £130.00 (unfurnished) | £150.00 (furnished)
• 2 Bed: £140.00 (unfurnished) | £160.00 (furnished)
• 3 Bed: £150.00 (unfurnished) | £170.00 (furnished)
• 4 Bed: £160.00 (unfurnished) | £180.00 (furnished)
• 5+ Bed: £170.00 (unfurnished) | £190.00 (furnished)

During Tenancy Fees:

• Monthly Management Fees is 12% of the rent per calendar month.
• Rent Review Fee and Serving Section 13 Notice: £90.00
• Rent Review Dispute Fee (First Tier Tribunal): £90.00
• Right to Rent Follow Up: £60.00
• Serving Section 8 Notice: £360.00
• Periodic Inspections: £42.00

End of Tenancy Fees:

• Check-Out Fee: £90.00
• Deposit Dispute Fee: £75.00

Additional Landlord Fees:

• Annual Tax Report: £90.00 (optional)
• Prepare and Issue the Information Sheet: (£180.00) (between the 1st May – 31st May 2026 – where applicable)
• Court attendance – (per hour): £100.00 (optional)
• Vacant Property Visit: £60.00 (optional)
• Take Over Management Fees: £300.00
• Key Cutting: £30 per visit, £10 per key (additional £10 for security keys)

Compliance Fees:

• Gas Safety Inspection: £120.00 Max 3 appliances – £15 each thereafter (Valid 1 year)
• Energy Performance Certificate: £100.00 (Valid 10 years)
• Electrical Safety Certificate: From £240.00 (Valid 5 years)
• Portable Appliance Testing: From £90.00 (Valid 1 year)
• Legionella Risk Assessment: £90.00
• Smoke Alarm Fitting: £90.00 (battery only)
• CO Alarm Fitting: £50.00

All fees quoted are inclusive of VAT at the prevailing rate and are correct as of March 2026.
